The Seven Corners and Annandale area runs along the Route 7 and Leesburg Pike corridors inside the Beltway — a densely populated region with some of the oldest suburban housing in Fairfax County. Many homes here date to the 1940s-60s and have complex HVAC histories spanning multiple replacement cycles.
Older suburban housing means older ductwork, and older ductwork means real opportunities to improve comfort when equipment is replaced. Load calculations matter more in this area than almost anywhere else in our service footprint — the original equipment was sized for homes that have since been renovated, expanded, and re-insulated, and the current system often doesn't match the current building. We see dramatic comfort improvements when the HVAC is finally sized for the home as it actually exists.
Seven Corners is a dense commercial and residential area at the intersection of multiple major routes. Housing is largely mid-century; we handle both residential and light commercial HVAC in the corridor.
Bailey's Crossroads is a dense mixed-use community along the Columbia Pike corridor. Residential HVAC here often involves older buildings and apartment-style considerations alongside standard single-family work.
Lincolnia is an established residential community with mostly mid-century housing. Most homes are on their third HVAC cycle; ductwork assessment often matters more than equipment spec alone.
Annandale is a large established community with 1950s-70s housing stock. Accumulated sizing errors across multiple replacement cycles are common here; we run load calculations to correct them.
Lake Barcroft is an affluent lake community with larger mid-century homes. Multi-zone systems and high-efficiency equipment are typically good fits; we design around the actual building.
Pimmit Hills is an established post-war community with compact 1950s homes. Right-sizing replacement equipment matters here — oversized systems short-cycle in small envelopes and wear out early.
West Falls Church is an established community near the City of Falls Church and Metro. Housing mixes mid-century and newer infill; HVAC approach varies accordingly.
Idylwood is an established residential area with mostly mid-century housing. Mature tree canopy affects airflow considerations; we account for that in humidity management and equipment placement.
